What a Woodlands Summer Really Does to Your Air Conditioner

The Woodlands does not get a mild version of a Texas summer. The heat sets in early, holds through weeks of triple digit heat index readings, and rarely lets the air actually dry out along the way. A residential air conditioner built to run in short bursts on a normal spring day suddenly has to run almost continuously for months at a stretch. That is a different kind of workload than the equipment was ever meant to coast through, and it takes a toll most homeowners never notice until something actually breaks.

A heat load that never really lets up

An AC system is rated to move a certain amount of heat out of a home in a given hour. On a mild day it cycles on, cools the house down, and shuts off for a while. And it hands mold and mildew exactly the damp, still conditions they need, particularly around ductwork, inside closets on exterior walls, and anywhere airflow is already weak.

Attics make a hard job even harder

Most homes in this area route their ductwork through the attic, and a Texas attic in July can sit well above one hundred thirty degrees. Any leak in that ductwork, even a small gap where two sections meet, is losing cooled air straight into that heat and often pulling hot attic air back into the return side of the system. The AC unit itself may be doing everything right. It is simply fighting a duct system that is bleeding cooling away before it ever reaches the rooms that need it. This is part of why two houses with nearly identical equipment can perform very differently in the same July, and it is exactly the kind of thing a real inspection checks, not just the condenser sitting in the yard.

The early signs a system is starting to lose

Systems rarely fail all at once in the middle of August. Most send signals first, and those signals are easy to overlook if nobody is watching for them. A house that used to feel cool by early afternoon now takes until evening to catch up. A room at the far end of the house that never quite reaches the thermostat's setting no matter how long the system runs. A unit that used to cycle a handful of times an hour now running almost nonstop through the hottest part of the day. Electric bills climbing without anything else in the house changing. A faint musty smell drifting from a vent that never used to smell like anything at all.
