What a real maintenance visit actually covers

A maintenance visit is not a five minute filter swap. Our technicians check the refrigerant charge against the system's own specification, clean the outdoor coil so it can shed heat the way it was built to, test the capacitor and electrical connections that tend to fail first in Texas heat, clear the condensate drain before it backs up, and inspect the ductwork and attic components an inspection is meant to catch early. Each of those is a small check on its own. Skipped for a few seasons, together they are exactly what turns into a compressor failure, a frozen evaporator coil, or a system that quietly costs more to run every month without ever fully breaking down.

Where the problems hide

Most of a maintenance visit happens where you cannot see it.

The outdoor unit gets most of the attention because it sits in the yard, but a lot of what shortens a system's life happens in the attic: flex duct that has sagged and started restricting airflow, a plenum connection that has loosened, insulation packed against a run that needs airflow around it. We check that ductwork on every maintenance visit, not only when someone asks for a duct inspection specifically.
